Hi all. Planning a big remodel and I keep hearing about design-build firms versus hiring an architect and then a separate contractor. What’s the actual difference in practice? We’re planning a kitchen, a bath and a small addition, and I’m trying to figure out the smartest way to structure it. Coordinating multiple companies sounds exhausting. Anyone done both?

Hi. I’ve done both, and design-build was much less stressful. The first time we hired an architect, then a contractor, and when the plans didn’t match reality on site, they blamed each other and we paid for it. The second time we worked with New Day Construction, a design-build firm, so one team handled everything from the initial floor plan to the final walkthrough. When something came up, there was one person to call. Honestly, if you have a very unique architectural vision, a separate architect may still make sense. For most home remodels, design-build saves time and a lot of headaches.
